According to C9 Hotelworks, as of Q1 2025, Cherngtalay was the island's most active submarket, with more than 16,381 units, or 54% of the total supply, concentrated here. For an investor, this is not just an impressive number. This is a marker of where the market has already formed the habit of being in charge. And price almost always loves habits more than beautiful promises.

Why this particular zone? Because several things come together here that rarely come to one place at the same time: premium infrastructure, mixed-use projects, a strong restaurant scene, international service, relatively convenient access to the airport and a product that is suitable not only for a tourist for a week, but also for a person who actually spends months on the island.

Bang Tao today does not sell the beach, but a lifestyle without provincial boredom. And this is important. When a neighborhood can make money not only from the view from the window, but also from the density of useful life around it, its value becomes more stable. People pay not only for the sea. They pay not to spend half a day on logistics and not to explain to themselves every little detail with the phrase “but it’s warm.”

But there is also a downside, which for some reason the market likes to talk about more quietly. A popular location does not automatically make any project in it good. In Cherngtalay, it is no longer enough to simply say that a property is located near Bang Tao. With this volume of offerings, weak design, poor management, unconvincing developer packages and cosmetic "premium" begin to be punished faster.

In this zone, you can especially see how the buyer himself is changing. He is already looking not only at the sea, but also at how the project itself is structured: is there live commerce around, how does management work, who will be the tenant in three years, how clear is the exit on the secondary market. That is, the market has finally begun to behave like an adult. It's funny that growing up in real estate often starts with traffic and good coffee, but that's exactly what it looks like.

Bang Tao and Cherngtalay are important today not because they are fashionable. They are important because this is where Phuket clearly shows its new face: not an island for short-term euphoria, but a market where price is increasingly based on the infrastructure of everyday life. And this is a completely different class of real estate.
