The Phuket primary market has one very strong ability: it knows how to make the buyer fall in love at a stage when the product itself is not yet really there. There is a sales pavilion, a confident voice, good coffee, beautiful materials and a promise that right now you will enter before others, smarter than others and, preferably, richer than others. The problem is not that it's all beautiful. The problem is that this is not a test.

Off-plan can indeed be a strong strategy. It provides a better selection of units, a more flexible payment schedule, the chance to go ahead with full price discovery and sometimes collect a significant revaluation by the time the project is completed. But at the same time, you are not buying ready-made real estate, but a chain of execution: land, documents, design, construction, contractors, supply chain, management and developer discipline.

Therefore, when purchasing off-plan, the main object of the transaction is not an apartment or a villa. The main object of the transaction is the ability of the developer to fulfill the promise. It is necessary to check who owns the land, how the title package is structured, what is with the permitting documentation, who is building, what the history of past projects looks like, whether there were delays, how the developer behaves not on an advertising banner, but at a time when something does not go according to the ideal scenario.

The second important block is the product itself. In Phuket, itโ€™s easy to buy an object that looks great in a render but weak in real life. Bedrooms too small, little storage, poor solar orientation, poor ventilation, expensive to maintain, beautiful but uncomfortable common area. On the island, climate and usage quickly test whether a project has been designed for living or just for a brochure moment.

The third block is the structure of payments and promises. If they sell you guaranteed returns very aggressively, you should not become more romantic, but rather colder. Future returns cannot simply be printed in a pretty font. It is created by location, operator, type of demand, size of supply around and quality of the product. Everything else is a genre that looks great in a sales office and ages terribly in the secondary market.

Off-plan is good for those who know how to wait and know how to calculate risk. If you need a ready-made asset with an understandable environment right now, the secondary is often more honest. If you are ready to work with the horizon and know how to separate real market logic from exhibition magic, the primary can be a very powerful tool. But only without religious faith in rendering.

You can buy a construction site in Phuket. And often necessary. It's just important to remember a simple thing: you're not investing in the promise of a sunset with a glass, but in the project's ability to become a normal property. And this is a completely different conversation and much more useful.
