Thailand is increasingly focusing not just on the number of guests, but on the value of one visit. This is very good news for Phuket, especially in the premium and long-stay segments.
A large tourist flow does not in itself guarantee a strong real estate market. You can bring a lot of people and still remain in the economy of short checks, cheap accommodation and nervous seasonality. Therefore, the fact that Thailand is increasingly relying on high-value travelers is much more important for Phuket than just another cheerful forecast for the number of arrivals.
In April 2025, TAT explicitly talked about the goal of attracting 39 million tourists and 2.23 trillion baht in international revenue, while increasing its focus on quality markets. Already in the first months of 2025, long-haul markets were growing noticeably: Great Britain, Germany, France, USA, Australia, Israel, Italy, the Netherlands and Spain. This means a simple thing: the country is trying to collect not only mass, but also more solvent, more diverse demand.
For Phuket this is almost an ideal scenario. The island best monetizes not the cheapest guest, but the one who comes longer, spends more and chooses not just a bed near the beach, but comfort, privacy, service, wellness, gastronomy and the right environment. Such a guest is logically closer to the buyer of real estate than a weekend tourist.
High-value tourism changes the product itself. The biggest winners are branded residences, high-quality villas, long-stay friendly condominiums, projects with good management and places where there is not only a beach, but also a full-fledged lifestyle infrastructure. When a country sells not just sun but a high-end experience, real estate with that class inside gets a natural tailwind.
There is also an important side effect: better tourism helps reduce dependence on extreme seasonality. If a destination has a demand for wellness, family stays, sports tourism, event trips and long winter scenarios, the rental market becomes more stable. And rental stability almost always improves a property's investment profile.
Of course, the quality of a tourist is not measured only by the size of his wallet. Behavior, travel scenario, and environmental requirements are all important. But this is why Phuket is now in a strong position. The island already knows how to offer not only the sea, but also premium everyday life, and this is exactly what the high-value audience loves to buy again.
When Thailand starts selling quality, Phuket has a chance to make money not from the crowd, but from mature demand. This is the best option for real estate. The crowd quickly makes noise and quickly leaves. Quality demand makes less noise, but supports the price much better.
